Illustrative technician checking a kitchen tap

Start with a property record

List the main equipment, model information, service records, and known issues. Keep the contact details of the relevant trades in one place. The aim is a useful working record, not a folder nobody opens.

Before the warmer months

Arrange air-conditioning servicing according to the manufacturer’s guidance. Check visible leaks, worn seals, shading, and ventilation. Ask a qualified technician to investigate unusual noises, smells, or electrical issues.

Prepare for wet weather

Arrange safe inspection of accessible drainage, external sealants, and areas with a history of moisture. Roofs and work at height need appropriate professionals. Record new damp marks and investigate the source.

Between tenancies

Review the inventory and visible condition, test equipment through appropriate personnel, organize cleaning, and agree repairs before advertising a move-in date. Document completed work and carry forward anything outstanding.

General property-care information, not legal, financial, or technical advice. Ask an appropriately qualified professional about decisions specific to your property.
