A clear way to report an issue
Tenants or owners can contact the secretary/handyman with the property location, a description, and the best contact number. We clarify access and record relevant details. Share photographs only through an agreed channel; never include access codes in the website form.
Triage and agreed response arrangements
We distinguish routine repairs from issues needing prompt attention and explain the next action. Attendance depends on the issue, access, trade availability, and your management agreement. This website is not an emergency dispatch service; do not use a form for immediate danger.
Quotes, budgets and your approval
We agree spending limits and an approval process before work begins. Where appropriate, a written quote identifies labor, materials, the proposed scope, and any exclusions. Additional work or changes are referred back to you in line with your agreement.
Plumbing and water-related repairs
We coordinate help for dripping taps, toilet mechanisms, pipe leaks, blocked waste pipes, and visible signs of damp. The cause and extent are assessed before a repair is proposed. Specialist leak detection, waterproofing, or larger works can be quoted separately.
Electrical, cooling and appliances
We arrange suitable trades for electrical faults, lighting, air-conditioning servicing, and appliance issues. Work requiring specific qualifications is assigned accordingly; we do not imply every task can be completed by a general handyman.
Everyday repairs and presentation
Doors, locks, hinges, seals, paint touch-ups, fixtures, and minor wear can be grouped into a practical work list. Between occupancies, we can coordinate cleaning and agreed repairs so the property is ready for its next residents.
Preventive and seasonal maintenance
A property-specific schedule can cover air-conditioning filters and servicing, visible water leaks, drainage, sealants, exterior wear, and checks before an extended vacancy. Frequency is agreed to reflect the building, equipment, and occupancy.
Access, progress and completion records
We arrange access with the occupant, keep the owner informed of material changes, and record completion. Invoices and available work photographs help explain what was done. Concerns about unfinished work are followed up with the relevant contractor.
Clear scope and separately agreed costs
Contractor labor, materials, specialist inspections, major refurbishment, insurance claims handling, and out-of-hours attendance are not automatically included. Your proposal specifies included coordination, exclusions, fees, and approval limits.

Visits are agreed with appropriate notice and lawful access. We look for visible maintenance concerns such as damp, damaged fittings, ventilation issues, and wear in the areas within scope.
Unoccupied and commercial properties
For vacant homes, we can agree checks of visible leaks, security, and general condition. Commercial visits reflect the unit’s use, access arrangements, and the responsibilities set out in the lease.
Reports, priorities and boundaries
Findings distinguish items needing attention from routine recommendations. We agree follow-up actions with you. A management visit is a visual check, not a structural survey, compliance certificate, or specialist safety assessment.
Financial reporting
Property reporting brings agreed income and cost records into one understandable update, so you can follow the practical performance of your investment.

Income and expenditure summaries
Reports can show rent recorded, outstanding amounts known to us, approved repairs, management charges, and other agreed costs. Figures depend on the records and payment information available.
Invoices and an audit trail
We organize available contractor invoices and supporting documents by property and reporting period. Queries and discrepancies are flagged for clarification rather than hidden in a single total.
Budgets, timing and owner updates
We agree the reporting frequency, delivery method, and expenditure categories during onboarding. Planned maintenance and larger proposed works are highlighted so you can consider the cash-flow impact.
Useful records, clear limits
Reports support management decisions and can be shared with your accountant. They are not audited accounts, tax returns, valuations, or promises of rent collection or investment returns.
