Common pricing models

• Percentage of the monthly rent: the most common model for full management. The manager earns more only when the property is rented, which keeps interests aligned.
• Fixed monthly fee: predictable, and a good fit for vacant homes and holiday homes that need maintenance and inspections.
• Pay per service: one-off charges for a move-in inspection, a key-holding visit or coordinating a specific repair.
• Tenant-finding fee: a one-off charge for advertising, viewings and preparing the contract.

What full management includes

• tenant communication and handling repair requests
• coordinating vetted plumbers, electricians and AC technicians
• move-in, routine and move-out inspections with photos
• rent follow-up and regular owner reports
• emergency response coordination.

What costs extra

You pay for the repairs themselves (contractor invoices and materials) on top of the management fee. A good manager gives you an estimate first and asks for your approval for anything above an agreed amount.

• Which services does the fee cover, and what costs extra?
• Above what amount do you need my approval for a repair?
• Do you charge a fee in months when the property is empty?
• How often will I receive reports, and what do they contain?
• How fast do you respond to urgent problems such as leaks?
• What is the contract length and notice period?

Is property management worth it?

If you live abroad or own several units, yes. Fast repairs keep good tenants longer, and fewer empty months often cover the fee.
