Move-in and move-out inspection checklist for Cyprus rentals

A careful inspection with dated photos protects both landlord and tenant. Use this room-by-room checklist at move-in, during routine visits and at move-out.

Before you start

  • Inspect in daylight and take dated photos and short videos of every room.
  • Record meter readings for electricity (EAC) and water.
  • List every key, remote control and access card handed over.
  • Both parties sign the written report and keep a copy.

Living areas and bedrooms

  • walls and ceilings: marks, cracks, damp patches, mould
  • floors and tiles: chips, stains, scratches
  • doors, locks, windows, shutters and mosquito screens
  • light fittings, switches and sockets
  • furniture and its condition, if furnished
  • air-conditioning units: working, remote present, filters clean.

Kitchen

  • oven, hob, extractor, fridge, washing machine: working and clean
  • sink, taps and under-sink pipes: no leaks
  • cupboards, hinges and worktops.

Bathrooms

  • toilet, shower, bath and taps: water pressure and drainage
  • silicone seals and grout, signs of mould
  • extractor fan and hot water supply.

Systems that matter in Cyprus

  • solar water heater and backup electric heating
  • water tank on the roof, pressure pump
  • gutters and roof drainage before the rainy season
  • signs of pests (ants, cockroaches, termites)
  • outdoor areas: veranda, garden, pool equipment if any.

Routine inspections

Agree routine visits with the tenant in advance, for example every few months. Check for leaks, damp, unauthorised alterations and maintenance needs, and send the owner a short written summary after each visit.

Move-out inspection

Compare the property against the move-in report and photos. Separate normal wear and tear from real damage, document any deductions with photos, and return the remaining deposit without delay.
